Our Investment Strategy
Patron’s investment approach targets mispriced, distressed and opportunistic assets across Western Europe. Our strategy focuses on the creation of value through active asset management, strategic refinement, and a clear operational focus.
Approximately 80% of our activity focuses on smaller investments (typically €30m-€80m+ of equity per investment or theme) consisting of direct property and asset portfolios. This is complimented by approximately 20% larger investments (€80m+ of equity) consisting of 2-3 positions with significant complexity.
Our approach emphasises diversification across funds and capital pools, while limiting development risk and leverage to protect against tail risks, resulting in a robust, diversified portfolio.
Working closely with local partners in an owner-operator model, Patron’s team remains deeply involved to drive results with facility to leverage our specialised insights to maximise value within each respective domestic market.
DELIVERY
Delivering our Strategy
Patron have successfully raised and deployed 9 Fund Vehicles (and SMAs) over the last 25 years. Across Western Europe these funds have delivered an average of 15% Gross IRR since inception, and 17% Gross IRR achieved since the GFC.
Patron has developed a large, experienced and stable team in Europe with expertise in acquisitions, asset management, development, finance and operations across sectors and regions to optimally execute the Fund’s strategy.
Patron’s deep relationships across Europe provide tremendous access, enabling efficient deal origination – including superior access to off-market deals.
Patron creates value through asset repositioning, redevelopment, intensive management of real estate, and operational improvements in corporate entities, consistently achieving successful exits.
